This project included the conversion of an old public house into a large HMO consisting of 19 lettable units across 4 x separate flats. The works included a double storey extension, a complex loft conversion and bringing a derelict outbuilding into use. The most challenging aspect of this project was the loft conversion - with king and queen trusses to navigate and remove in order to achieve the required layout, it took a total of 17 RSJ’s and multiple steel columns to provide the required support to ‘open up’ the loft space. All in all, a great project that provided 19 tenants with a high end living space.

The group has been gradually formed by Sam & Sarah over the last number of years. The first investment property was purchase back in 2015 for £32,000! This was renovated and sold for £75,500. Our latest acquisition is a piece of land in the centre of Derby for £500,000. This will be developed into a 3 storey student block consisting of 46 student studio’s with a GDV of circa £3.5m+.
